The Bulgaria capital Sofia is a lovely city, anyone who has been there will tell you that. It is very cosmopolitan and whilst most British and Irish property investors in Bulgaria in the past have focused on the Black Sea or Bankso, the capital has a very buoyant property market both local buyers and international buyers and buy-to-let investors.

We always target high end property that has the location, facilities and price to attract more affluent local buyers or those investing from abroad, most notably Russian investors. These types of buyers are notoriously careful in there purchases, they do not buy off-plan, and they do their due diligence.

There is also demand for the local market at the more affluent level where those who are upwardly mobile are looking for more high quality living accommodation. This is mainly due to the fact that a number of Bulgarian banks have begun to offer mortgages again.

The typical Bulgarian mortgage that is currently on offer is for 70% of the purchase price of the property, which is acceptable to the majority of Bulgarian buyers who are interested in buying a property in Sofia.

Properties that are not rented tend to sell faster because our agents have unlimited access so we can show the property whenever a buyer wants to see it. Good locations, either close to the city centre or with affluent neighbourhoods with good transport and links local facilities are the most in demand.
