Step 1.
Having your property Valued
We cannot emphasise enough the importance of this, if your property is valued too high it will not sell and if valued to low you may loose out on thousands of Euro. There are many different companies in the market at present , all of which are promising Russian buyers. Some of these companies ask for fees upfront and some do not. Our advice is to take your time when considering the valuation you receive on your Bulgarian property , as the last thing you want to receive a valuation which is too high from a company that is trying to persuade you to pay large up front fees , or indeed to receive a valuation which is too low from a company which is offering to sell your property without any upfront fees as you will loose out in the long run.
Step 2
When you have selected your agent make sure that you inform your Management company to give your agent access to your property. After all , if they cannot get in it is unlikely that they will be able to sell it.
Step 3
Where your property is Marketed
You really need to make sure that the company you choose to sell your property does actually have access to the Russian market. There are a great many websites throughout Russia which are the equivalent of Rightmove.co.uk or Daft.ie. These websites have huge a huge number of hits every single day and this is the market you need to be sure your property is in. Your sales company also need to be active at exhibitions in Russia throughout the year as these exhibitions provide great opportunities for your Agents to meet potential Buyers face to face during which time they can discuss your property.
Step 4
When you receive an offer on your property make sure to let your agent know whether or not you are willing to accept as soon as you can. Put yourself in Buyers shoes, they have come all the way to Bulgaria and they are now surrounded by properties for sale , they have what will seem like an endless number of properties to choose from and the longer you take to say yes or no , the more likely it is that they will become curious and look at something else.
Step 5
Once you have accepted an offer on your property , you will then have to decide if you want to choose a Lawyer of your own or allow your Agents Lawyer to take of your legal work.
